For sale sign in a suburban front yard

If you've been watching the Stateline housing market and feeling a little whiplash, you're not alone. This fall we've got three big things happening at once: prices are near record highs, buyers finally have more homes to pick from, and mortgage rates just climbed back above 7%.

So what does that mean if you're thinking about making a move? Let's break it down in plain English.

The Numbers at a Glance

Here's where things stand on both sides of the state line:

Rockford region (IL) Rock County (WI)
Typical sale price $255,283 average (Aug) $306,813 median (Sept)
Change from last year Near an all-time high Up 4.9%
Time to sell About 18 days About 44 days
Homes for sale 423, nearly double last year Up about 27% this spring

Rockford Was Named the Hottest Market in America (Again)

In September, Realtor.com ranked Rockford the No. 1 hottest housing market in the entire country for August. That's the second time we've taken the top spot.

Why? Listings here get almost three times more views than the national average, and homes sell in about half the time. When you compare a median listing price around $270,000 to $395,000 in Chicago and $471,000 in Madison, it's easy to see why buyers keep finding us.

Good News for Buyers: You Have Options Again

For the last few years, buying in the Stateline felt like a sprint. One showing, a dozen offers, and a lot of heartbreak.

That's finally easing. The Rockford area had 423 homes for sale in August, compared to 215 a year earlier. Homes are taking a few extra days to sell, which gives you a little breathing room to think, compare, and negotiate.

What this means for you:

  • More choices. You're less likely to settle for a home that's "close enough."
  • Room to negotiate. Inspection requests and seller credits are back on the table more often.
  • Less panic. You may have a day or two to decide instead of an hour.

That said, more choices doesn't mean unlimited choices. Well-priced homes in good condition still go fast, often in under two weeks.

The Big Wild Card: Mortgage Rates

As of Oct 22, the average 30-year fixed rate is 7.32%, according to Freddie Mac. That's up from about 6.7% in early September and the highest stretch we've seen since late 2023.

Higher rates mean higher monthly payments, and that's real. But here's what I tell my buyers:

  1. You marry the house, you date the rate. If rates drop later, refinancing is an option. The right home in the right neighborhood is harder to replace.
  2. Fewer buyers shop when rates rise. That can mean less competition and better terms for you.
  3. Talk to a lender early. Ask about rate buydowns, seller credits, and first-time buyer programs in both Wisconsin and Illinois.

Sellers: Is Now Still a Good Time?

Yes, with a strategy. Prices on both sides of the state line are up compared to last year, and Rock County saw double-digit average price growth this spring.

But with more homes on the market, buyers are pickier. About 1 in 5 Rock County listings had a price drop in September. The homes that sell fastest have three things in common:

  • Priced right from day one. Overpricing and then reducing costs you time and money.
  • Move-in ready. Small fixes like paint, lighting, and landscaping go a long way.
  • Great photos and marketing. Most buyers decide whether to visit from their phone.

And don't count out the winter months. Buyers shopping in November and December are usually serious, and there's less competition from other sellers.

What I'm Watching Next

A few local stories could shape the market over the next year:

  • Ho-Chunk Gaming Beloit opened Oct 23, bringing hundreds of new jobs to the area.
  • The Stellantis plant in Belvidere is still working toward reopening, which could bring thousands of jobs back.
  • New housing projects in Beloit and Rockford may add more rental and starter-home options.

I'll keep you posted as these unfold.

The Bottom Line

The Stateline is still one of the most affordable, in-demand places to live in the Midwest. Buyers have more room to breathe than they've had in years, and sellers are still seeing strong prices. The key is having a plan that fits your situation.
